I'm considering doing (what I think is) a simple real estate transaction: namely, selling a strip of my land to an abutter. I'm assuming that it's always a good idea to have a lawyer, but I'd like to avoid paying an arm and a leg if possible. I will be working with a land surveyor to prepare an ANR plan and site description, and I can file whatever is necessary at the registry, so (again, I think) this would just be a case of preparing documents that seem like they should be straightforward.

I've got an asphalt driveway that was installed about 20 years ago by Felton Construction. Sadly, they are now gone, and the outfit in their place does oil and stone. My driveway has developed cracks over the years, and I'm looking for someone to talk with about how best to repair them. Electrician showed up today, problem solved. Looks like Comcast tech _could_ have handled it (it didn't actually require running a new line from the street), but didn't take the time to investigate. OTOH, the line from the street is old wire, so we're having a new one pulled just in case.
John -- we're trying to coordinate the hordes, but you know how it goes with contractors! :-) As for broadband, we're still using DSL -- Comcast is wooing us mightily, but I'm still leery of putting all of our eggs in one basket . . . .
Concerning Mike N's electrical opportunity: given the responses, I can imagine four or five electricians descending simultaneously on Millers Falls and overwhelming a defenseless power-line. I wonder if they do broadband on the side ...?
Electrician David Laprade from Bernardston 648-9430 (& ass't Marsha) has done work for us since 2002 and masters all challenges. They came to us by referral from neighbor who has used them even longer, and are delightful people too,.
We've discovered that we need to replace the cable TV cable that runs in a pipe from the street into our basement. The electric service (and phone?) also run through the same pipe. The Comcast tech recommended that we find an electrician; I have called a couple of local ones, but so far no response. You can pick up a kit 24/7 and drop it off as well. There are kits for various levels of testing and it explains how much it costs and how to do it.
If the water is seriously bad, they call you, otherwise the results come in the mail.
It can cost as little as $40 and sometimes they have an ad with a coupon for only $25.
We get our water from a private well and want to test the water for...things that you test water for. It hasn't been tested in several years (though I think it's supposed to be tested yearly to make sure it doesn't have specific bacteria).
Mass DEP has a page with certified labs, but there are a million of them. Any suggestions for who to use?
Also -- I'm researching which analytes to ask them to test for using MA.gov pages. If you have any insight there, I'd appreciate that, too. You can test for about a million different things.
